What Types of Things Go Wrong With a Boiler?

Home boiler systems can require various repairs over time. Here are some common issues that may need the attention of a technician:

  • Thermostat problems: Faulty thermostats can lead to improper temperature control. This is the most common issue we find with boiler systems, and it's usually the first thing we check when we arrive at your home.
  • Pressure problems: Low or high pressure can affect boiler performance. Low pressure might be a sign of a water leak. High pressure might be because there is too much water in the system or it has a faulty expansion vessel. Fixing a leak or bleeding water can usually solve this problem.
  • Radiator issues: Homes that use radiators will sometimes need tuning and balancing. Individual radiators may get air bubbles and need bleeding to improve their efficiency. Other radiators may need balancing to ensure they all warm up evenly in a house.
  • Pilot light issues: For gas boilers, pilot light problems can prevent the system from igniting. Other types of boilers have electronic ignition systems that can stop working. We can fix either problem. 
  • Leaks: Boilers may develop leaks in pipes, valves, or the tank itself. Although boilers only have a few moving parts, they all use water, and some also use oil or gas. Leaks need to be identified and fixed for efficiency and safety.
  • Circulator pump failure: This pump moves hot water through the system, and over time, it can wear out or break.
  • Frozen condensate pipe: In cold weather, this pipe can freeze, causing the boiler to shut down. This is not a common occurrence in a climate like Northern Virginia. Homes in colder climates are more likely to have this issue than Virginians.
  • Kettling occurs when limescale builds up, causing overheating and noise. Hard water can also have buildups that can lead to the narrowing of passageways. If you have been hearing more noise from your boiler and haven't had it regularly maintained, this might be the problem. (It's called kettling because it sounds like a boiling kettle on the stove.)
  • Burner problems: Faulty burners can lead to inefficient heating or system failure. Burners can get dirty after years of enduring the heat of gas or oil flames. They can get wet, clogged, or just plain wear out.
  • Valve repairs: Various valves in the system may need replacement or repair. Occasionally, valves will stick, leak, or just stop working. We'll check these and determine if they need fixing or replacement.

  • Heat exchanger issues: Your heat exchanger is a component inside your boiler and can't be seen. If we suspect that the problem is a heat exchanger, we'll let you know. It's not common, but it's a major fix for your boiler. Any cracks or corrosion in this component can be severe and need the attention of an HVAC professional.
